Fire Pit. How do I turn on?

The Community Center fire pit can be turned on by turning the timer switch on. The timer switch is located just a few feet north of the concession stand window. It is a clear plastic box on the wall with a timer switch inside. Turn on for desired time and wait one or two minutes for flames to start.

If fire does not start or you don’t hear gas?  unfortunately someone has turned off the gas main. If this is the case turn the timer switch off, go to the south side of the pit and turn the yellow handle gas valve to the right, then cover back up. Then turn the timer switch on.

Who pays Operation and Maintenance (O and M) fees?

All permit ready lots are charged the O and M fee. A permit ready lot is a lot that is in a Phase that is under initial acceptance and or under final acceptance by the Town of Timnath. This means the lot owner can build a home anytime by getting a permit issued by the Town of Timnath. Once a lot is permit ready it will always be charged the O and M fee. Does the developer pay O and M fees? This answer is yes and no; if the developer owns a lot that is “permit ready” as stated above then yes. No: If the developer owns property that is un-developed then no O and M fees are paid. For example at the time of this question the field to the south of Summerfields Parkway and Folsom Parkway is not developed, then no O and M fees are charged at this time.


 

What are the STMD No. 2 taxes for.

District Mill Levy (Taxes):

The taxes you pay go to pay back for all the infrastructure of the site. This pays the payments for the bonds that have been issued to the District. See District No. 2 budget for questions on this;

In general, this is building of the site: Grading the site, bringing in the sewer, the water, placing a storm system, grading and placing the roads for curbs, streets, paving, placement of walks, street signs, street stripping, water taps at over $400,000.00 each, bring in power, gas, phone, irrigation systems, landscape areas, fencing, monuments, the Community Center & Pool, paying for off sites, roads, etc., the list goes on.

What do my O and M fees pay for?

O and M fees pay for the operations and maintenance of the Districts.

O and M fees are what the Districts run off of to cover all daily, weekly, monthly yearly expense. See District No. 1 budget for questions on O and M fees; below are some of the items that the Districts O and M fees cover.

Accounting, audits, work with bank on bonds and loans, bond reporting, work with Town and County on tax collections, District management, over 30 District state/County/Town filings requirements, coordinate contractors, IT items, off site IT storage, office cost, phones, internet, web site IT work, web site up-dates, office supplies, office equipment, District Insurance, District Dues, legal fees, elections, coordinate elections,  hire election judges, coordinate District meetings, coordinate mapping of site, work with engineering,  fence repairs, fence staining, handle UNCC required locates, file state required UNCC reports, site lighting, monuments, landscape repairs, landscape maintenance, snow removal, tree replacement, shrub replacement, tree spraying, purchasing and placing/removing holiday lights, utility bills (Water for all grass), power for site utilities and the Community Center, covenants enforcement, irrigation repairs, drainage issues, mulch replacement, ditch maintenance, storm system maintenance, detention pond maintenance, dry detention pond maintenance, trail system, native grass areas, Park and all equipment in the park, dog stations, trash cans, work with the board to handle the Districts, work with realtors, title companies, work with developers, work with builders, work with the Town, work with homeowners, questions. Sometimes mediate issues with homeowners, mediate issues with builders, etc., the list goes on.

Community Center & Pool: Membership tracking, coordinate rentals, coordinate contractors, printing, Daily repairs and maintenance, utilities, internet, phone, power, gas, trash, pest control, window washing, heating maintenance, light bulb replacement, door maintenance, cleaning service, exercise equipment maintenance, handle video of all TV’s, tables & chairs maintenance, floor cleaning, pool insurance, lifeguard cost, pool chemicals, pump maintenance, door security system, security cameras, maintenance of the Community Center grounds, maintenance of playground, fencing issues, gate maintenance, reserves for future repairs and maintenance, pool plaster (12 years), slide, pumps, concrete, roof, painting inside and out, etc., the list goes on.

Who does the mosquito Spraying?

Who does the mosquito Spraying?

The Town of Timnath does the mosquito spraying for the area. STMD does not do any spraying for mosquitos. If you have questions contact the Town of Timnath. Contact Information below.

To protect yourself from mosquito bites, the Town of Timnath recommends the following precautions:

  • Use a mosquito repellent that has been proven to be effective against West Nile Virus-carrying mosquitoes. Ones that contain DEET, Picaridin, Oil of Lemon Eucalyptus (with active ingredient PMD, or p-menthane diol) or IR3535 are good choices.
  • Keep exposed skin covered or use a repellent when out at prime Culex mosquito-biting hours; between dusk and dawn.
  • Drain standing water in your yard or in your garden.
  • Add mosquito-eating minnows to or a mosquito “dunk” to ornamental ponds that feature still water.
  • Keep window screens repaired.

How to I get access to the Community Center & Pool

Fill out the Community Center & Pool membership Form and send to the District. The District will process the paper work and send you a Fob.


 

Can I reserve the Multi-purpose room in the Community Center?

Yes, you can. Fill out the Multi-purpose room rental agreement and send into the District. Please check web site calendar to make sure the day you want is available.


 

Fitness Center hours and rules.

Fitness Center hours and rules are posted at the Community Center and on this web site. Hours 4:00 am to 10:00pm daily.


 

Community Center & Pool FOB works for all doors?

The FOB at this time works for all doors at the clubhouse 4:00 am to 10:00 pm. When the pool is open the FOB will work to the southeast gate going to the pool on the south side of the Community Center.

If front door does not open by your Fob, go to the north door, it will open with your Fob if system shuts down.


 

Can I reserve part of the Park (Center Park) or the entire park?

No.
The District does not except reservations for the park. The park is open for the community to use on a first come first serve to use the park amenities. We ask that you share the amenities with others.
The covered picnic table areas are for all to use, but if you are having birthday parties or family gathers, etc. you can block off your area and tables for a limited time (2 to 4 hours not posted, just a suggestion). If not using all tables, please let others use the open tables. Please be considerate on time usage and clean up tables and grills when complete.
You cannot block off the playground area for private parties. You cannot block off the basketball courts for private parties. Sharing with others, or use for limited time (Posted at Courts) when other are waiting.
We get request all the time to reserve the park, for birthday parties, family parties, family reunions, high school and collage graduations, work functions, faith/religious activities, fitness classes, dog training classes, sporting tournaments and so forth. You get the idea, if we blocked off parts or the entire park, no one would be able to use the park on a regularbasis. The District just asks that everyone share the areas and be respectful of others.

Are chickens allowed in the District? No

No livestock (chickens, birds, poultry, cows) of any kind shall be raised, bred, kept or boarded in/on the Property.


 

Are gates allowed in the District fence?

NO!  Gates are not allowed to be placed in the District fence.


 

What if I see a burnt out street light? Who do I contact?

If you see a street light burnt out, please get the pole number and contact Xcel at 1-800-895-1999.


 

Can advertisements be placed on our mailboxes?

NO!!  Mailboxes may not display advertsing, except the publication title (USPS).  Domestic Mail Manual Section 2.11


 

If I rent out my property in the District, Can I get a Pool tag for myself and one for my Renter?

No.  Only one Pool tag will be issued per address in the District and it wil be issued to the person living at that address.


 

What day is Trash/Recycle day?

Trash/Recycle day for South Timnath Metropolitan District is Tuesday.

This is to eliminate trash cans sitting out on the curb on several different days during the week and to limit the number of large trucks driving thru the neighborhood causing wear and tear to our streets.


 

When are Operation and Maintenance Fees due?

Invoices go out every quarter. Fees are due,

March 1st, June 1st, September 1st and December 1st.


 

Can I get West Nile at South Timnath Ranch?

It could happen, high risk months are August and September, go to www.fightthebitecolorado.com for extensive information.


 

Do I need a Dog and Cat License?

Yes, go to www.larimerhumane.org purchase on line, or call 970-226-3647 ext. 131 or 134. Talk to your Veterinarian, some offer this service.
